Most of the AI infrastructure trade you can buy right now is already sitting at a price that assumes the buildout goes perfectly. Every hyperscaler multiple, every neocloud story, every power play. Priced in.
But there's one name where the contracted revenue is on the books, the buildings are half-empty, and the market is still arguing about whether to trust the pivot. That's your setup, and that's where I think you get paid.
IREN Limited (NASDAQ: IREN) closed Thursday at $43.48, up about 2% on the day, with a market value around $17 billion. And I know what you're thinking, a positive day is exactly when you don't want to buy.
Stay with me. Thursday's move was a reaction to a single analyst piece. The real catalyst is still weeks away.
Action: Start a position between $40 and $46 AHEAD OF the December capacity commissioning updates that turn contracted revenue into recognized revenue. Add on any pullback into the high $30s.

What Just Happened
That close finally broke the two-month drift the stock had been stuck in. The 52-week range tells you the story: $28.93 on the low end, almost $77 at the high. So Thursday's move isn't a top; it's the middle of a range.

What the Business Actually Does
IREN owns and runs data centers in Canada and Australia. It started as a bitcoin miner, which is why the stock you're looking at still trades with crypto beta baked in.
But the company has been retooling those same sites into GPU-heavy AI compute campuses, powered by long-duration renewable energy that most hyperscalers now need to hit their sustainability commitments.

The pivot has proof now
For two years, IREN was a story stock. Management said AI; the market saw crypto. That's changing. Horizon 1 acceptance testing is done.
There's a real customer paying real money for real GPU hours. Once the market sees the recurring revenue line inflect, the crypto discount goes away.
The AI power bottleneck is finally news
Every conversation about AI infrastructure now includes power. Not chips, power.
IREN's Canadian and Australian sites give you contracted electricity in jurisdictions with fast permitting. That optionality wasn't in the model six months ago, and analysts are only now adding it in.

The Valuation Problem No One Should Ignore
Priced against contracted revenue, cheap
At around $17 billion, IREN trades at a fraction of what the $4 billion ARR would justify if you underwrite it at a standard infrastructure multiple. That's the bull side.
Priced against recognized revenue, not cheap
On the roughly $1 billion of AI revenue that's actually live today, the multiple looks expensive. So this only works if you believe the Horizon 2-4 timelines. If commissioning slips, your entry gets underwater fast.
The crypto tail is still there
A meaningful chunk of trailing revenue still comes from bitcoin mining. Bitcoin's price matters here. If BTC craters into year-end, the reported number gets uglier before the AI ramp bails it out.

What Needs to Happen Next
Horizon 2 acceptance in Q4
Management has telegraphed December. If they hit it on time, you'll see the ARR line reprice within a quarter. If they miss by a month, the stock takes a hit but the thesis is intact. If they miss by a quarter, that's a different conversation.
Third-party validation from a hyperscaler
A named contract expansion from a top-tier AI customer would remove the last piece of the story-stock argument. Watch the press releases in October and November.
Cost-per-megawatt disclosure
The Street wants to see unit economics. Any incremental disclosure that lets analysts model gross margin per MW is worth 10 points on the multiple.

The Risks You Should Take Seriously
Commissioning slippage
Building this much capacity on schedule is hard. Substation delays, GPU shipping delays, cooling issues. Any one of them pushes revenue right and the stock reacts.
Bitcoin correlation
Until AI revenue is the majority of the mix, IREN will trade with BTC on any sharp move. Your position needs to survive a crypto drawdown that isn't about IREN at all.
Financing dilution
A $4 billion buildout is not free. If they need to raise equity at a bad price, existing holders get diluted. Watch the share count on every earnings release.
Customer concentration
The contracted $4 billion likely leans on a small number of anchor customers, meaning any one dispute or renegotiation carries outsized risk to the top line.

How I'd Frame a Position
Starter position now
I'd put the first tranche between $40 and $46. You're paying for optionality on the December print, and you get a real business either way.
Add-on weakness
If bitcoin has a bad week and drags IREN back into the mid-$30s without a company-specific reason, that's your chance to add. The thesis doesn't change on a crypto wobble.
Trim into commissioning news
If the stock runs to $60 into the December print on nothing but anticipation, take a third off. Buying back on the news is fine if the news is good.
If you already own it
Sit tight through the noise. This is a two-quarter thesis, not a two-week trade. The move you're waiting for happens when contracted revenue starts hitting the income statement.

The AI Power Trade You Can Still Buy at a Discount
IREN is one of the cleaner ways to own the AI power buildout without paying a neocloud multiple. You have $4 billion of contracted revenue, roughly a quarter of it turned on, and a December commissioning window that could force the market to reprice the rest.
The volatility is real, the crypto tail is real, and the dilution risk is real. But at Thursday's close, the market is still giving you the AI ramp mostly for free.
